How to Find the Perfect Paint Colors

Homeowners and designers know what a difference color makes in a home. They can spend hours poring over print and online images in search of the perfect hue. But sometimes the color in the image doesn’t end up looking the same on the wall. Why?

“Have you ever bought a piece of clothing online, thinking it’s one shade of a particular color, only to find that it’s completely different when it arrives?” asks photographer Christopher Stark. “Same goes for photos.” We talked with Stark, photographer David Duncan Livingston and designer Jean Verbridge to get the scoop on how you can find and get the perfect color for your walls.

What makes a color look different from space to space? The ambience, look and feel of a color are highly dependent on an area’s light and surroundings. The quality of the light in the room and how it hits each object makes a big difference. “The light can create color casts that change the appearance of the colors,” says Livingston. “Think of the coolness of fluorescents or the warmth of incandescents.”

“I usually pick the final color based on the time of day I’ll be spending the most time in that room,” says Verbridge. “It’s also easier and less expensive to purchase small paint samples instead of painting an entire room and finding out you don’t like the color.”

Furniture, trim and accessories can change the look of a color from one room to another as well.

Why do colors look different in photos and online? The changes in color and light in different rooms are captured in photos — and often are more exaggerated, as Livingston illustrates here. While most professional photographers work to correct these color shifts and make the colors clearly, the photos will show up on different devices in different ways. “When an image is reproduced on a laptop, a magazine page or a photographic print, each of the outputs is slightly different, and the colors may shift a bit,” says Livingston.

Photographers set their monitor colors to the same calibration, which allows them to get very close with color accuracy in postproduction. But the same standard doesn’t apply to other devices. “Most consumers are not looking at things on a calibrated monitor,” says Stark. “I wouldn’t make a major decision that isn’t reversible without seeing [the color] in person.”

How do I get a color I love online into my home? While Verbridge doesn’t recommend going with a color listed online or in a magazine — since your own light will likely make it look very different in your space — there’s still a way to get the hue you’re looking for: Get a hefty supply of paint chips to find a match. “Put the color match next to the photo on your screen and squint your eyes. If the two can blur together, you have a match,” says Livingston. Try a few samples from that same paint strip to test in your room to find the best one for your room’s lighting and surroundings.

6 Ways to Personalize a White Kitchen

White-on-white kitchens have been a classic look for many years. Why does this trend endure? For starters, white connotes cleanliness, makes small spaces appear larger, and brightens rooms that are naturally dark.

Although many all-white kitchens are just lovely, some can appear a bit stark or cold. To help clients warm up their white, I recommend a variety of strategies, such as mixing metals and adding contrasting paint, fabric or wood. 1. Warm metal accents. Copper, bronze, brass and polished nickel are just a few of the metals that can warm up an all-white kitchen. The gold sconces above the window and the white pendant lights, with their subtle hint of gold, add warmth and a touch of luxury to this all-white kitchen.

Why aren’t homebuilders building more homes?

Housing markets all across the U.S. are suffering from serious shortages of homes for sale, and this isn’t expected to change in the foreseeable future.

When I think about inventory levels and the fact that demand is clearly outstripping supply, it makes me question why homebuilders aren’t stepping up to the plate to meet all this pent-up demand.

Interestingly enough, there are several obstacles holding builders back that I think are worthy of further discussion.

According to my calculations, since 2008, builders have started construction of new single-family homes at an average annual rate of about 594,000 units per year. For context, the average annual rate of new-home starts between 1963 and 2007 was over 1.1 million, so we have been behind the ball for some time now.

Although new-home starts have now risen to 835,000 units from the historic low of 353,000 units that we saw in 2009, we are still well below the level that meets demand given new household formations.

Since 2009, new housing supply has consistently fallen short of new housing demand. The shortfall was the largest in 2011 at 465,000 housing units, and cumulatively through 2015, the total shortfall was 2.2 million housing units.

 

Currently, I estimate that the amount of housing supply necessary to just keep pace with demand is probably around 1.1 million housing units a year; however, housing completions as of May were running at an annual rate of just 817,000 — far below what is needed.

So why is this? The simple answer is that it is very expensive to build a new home.

The expense of building a new home can be essentially broken down into three components: land, labor and materials.

Land

Let’s start with land, which is expensive, and it is very expensive in markets where land availability is scarce (either because of unique topography or political limitations — or both).

This is further exacerbated in markets where the economy is growing rapidly and attracting more new residents.

Another hindrance is the cost of obtaining a building permit, which is remarkably high, thanks to government regulations, and can account for almost 25 percent of the final price of a new single-family home.

 

Labor

The second thing to consider is labor. As the housing market was entering the Great Recession, many construction workers were laid off and have not subsequently returned.

In fact, my calculations indicate there are currently over 200,000 job openings in the construction industry, and this lack of supply combined with high demand for labor, has led to rising labor costs.

 

Material costs

Finally, material costs. The cost of homebuilding materials have risen by almost 5 percent due to high demand and low supply. Everything from the copper used in wiring to the lumber used for framing, continues to escalate at fairly rapid rates.

All of this combined makes it very expensive to build homes — especially affordable homes.

In fact, the National Association of Homebuilders stated back in 2015 that it is difficult to build a home anywhere in America for less than $300,000. Then take into account that only 4 percent of all new homes sold in 2016 were priced below $150,000, and in the Western U.S., just 6 percent were priced below $200,000.

Conditions are particularly tight at the more affordable end of the market, clearly reflecting the fact that fewer entry-level homes are being built.

Between 2004 and 2016, completions of smaller single-family homes (under 1,800 square feet) fell from nearly 500,000 units to only 136,000. Similarly, the number of townhouses built in 2016 (98,000) was less than half the number started in 2005.

It is clear that we need more housing solutions to address the shortages out there, but it won’t be easy.

From a builder’s perspective, they cannot change material costs, nor can they force workers into the construction industry.

However, what they can do, and what needs to be done, is try and shift government policy to better address permit fees, hookup fees, impact fees and the like. If these costs could be lowered, I believe that many builders would have the ability to ramp-up activity in a fairly dramatic fashion.

Given how important increasing the supply of new homes is to the long-term health of the market, I hope that the efforts being undertaken at the national level by the NAHB, and the local level by various homebuilder associations, start to see positive results in the near future.

For the sake of our housing market, we need to make it easier for builders to do what they do best: build homes.

Local Real Estate Market Update – The Real Numbers

ECONOMIC OVERVIEW

The Washington State economy has been expanding at a rapid pace but we are seeing a slowdown as the state grows closer to full employment. Given the solid growth, I would expect to see income growth move markedly higher, though this has yet to materialize. I anticipate that we will see faster income growth in the second half of the year. I still believe that the state will add around 70,000 jobs in 2017.

Washington State, as well as the markets that make up Western Washington, continue to see unemployment fall. The latest state-wide report now shows a rate of 4.5%—the lowest rate since data started to be collected in 1976.

I believe that growth in the state will continue to outperform the U.S. as a whole and, with such robust expansion, I would not be surprised to see more people relocate here as they see Washington as a market that offers substantial opportunity.

 

HOME SALES ACTIVITY

  • There were 23,349 home sales during the second quarter of 2017. This is an increase of 1.1% from the same period in 2016.
  • Clallam County maintains its position as number one for sales growth over the past 12 months. Double-digit gains in sales were seen in just three other counties, which is a sharp drop from prior reports. I attribute this to inventory constraints rather than any tangible drop in demand. The only modest decline in sales last quarter was seen in Grays Harbor County.
  • The number of homes for sale, unfortunately, showed no improvement, with an average of just 9,279 listings in the quarter, a decline of 20.4% from the second quarter of 2016. Pending sales rose by 3.6% relative to the same quarter a year ago.
  • The key takeaway from this data is that it is unlikely we will see a significant increase in the number of homes for sale for the rest of 2017.

 

HOME PRICES

  • Along with the expanding economy, home prices continue to rise at very robust rates. Year-over-year, average prices rose 14.9%. The region’s average sales price is now $470,187.
  • Price growth in Western Washington continues to impress as competition for the limited number of homes for sale remains very strong. With little easing in supply, we anticipate that prices will continue to rise at above long-term averages.
  • When compared to the same period a year ago, price growth was most pronounced in San Juan County where sale prices were 29.2% higher than second quarter of 2016. Eight additional counties experienced double-digit price growth.
  • The specter of rising interest rates failed to materialize last quarter, but this actually functioned to get more would-be buyers off the fence and into the market. This led to even more demand which translated into rising home prices.

 

DAYS ON MARKET

  • The average number of days it took to sell a home in the quarter dropped by 18 days when compared to the same quarter of 2016.
  • King County remains the tightest market; homes, on average, sold in a remarkable 15 days. Every county in this report saw the length of time it took to sell a home drop from the same period a year ago.
  • Last quarter, it took an average of 48 days to sell a home. This is down from the 66 days it took in the second quarter of 2016.
  • Given the marked lack of inventory, I would not be surprised to see the length of time it takes to sell a home drop further before the end of the year.

 

CONCLUSIONS

This speedometer reflects the state of the region’s housing market using housing inventory, price gains, home sales, interest rates, and larger economic factors. For the second quarter of 2017, I moved the needle a little more in favor of sellers. To define the Western Washington market as “tight” is somewhat of an understatement.

 

 

Inventory is short and buyers are plentiful.

Something must give, but unless we see builders delivering substantially more units than they have been, it will remain staunchly a sellers’ market for the balance of the year.

Furthermore, increasing mortgage rates have failed to materialize and, with employment and income growth on the rise, the regional housing market will continue to be very robust.

How to Combat the 5 Most Common Remodeling Monkey Wrenches

There’s a lot to think about, select and organize on a remodeling project, whether it’s a single room or a whole-house remodel. Small projects often have the same list of tasks as big projects, and the same potential for material selection and delivery to throw your schedule for a loop. Of course, anything can go wrong during a remodel, but some parts of your remodel will cause more difficulty than others.

Here’s what you should keep an extra-close eye on as you’re planning your remodel.

1. Windows and exterior doors. Window decisions can be some of the most difficult in a project. Windows come in a variety of materials and colors, with hardware in different styles and colors and even an array of screen options. They also have wildly varying lead times. Vinyl windows can arrive in as little as two weeks, while some wood-clad and solid wood windows can take 10 weeks or more to arrive.

Generally, your contractor will install your windows before interior work takes place. And exterior trim and siding can’t be installed before the windows, so they can have a big schedule impact if they don’t arrive on time.

Best practice: Select your window brand early in the process, use the lead time to count backward from when the windows need to arrive and then finalize the order with your contractor at least two to three weeks ahead of that ordering deadline. Confirming things like jamb size, tempering, energy code compliance, egress, obscured glass selection and more can lengthen the process.

2. Cabinets. Similar to windows, cabinets affect a wide range of tradespeople who are lined up to work directly after their installation. Flooring, tile and countertop installations are all linked to the casework in kitchens and baths. Ordering cabinets requires multiple layers of design and selection, including decisions on the layout of the room; the function of doors, drawers and hardware; wood and paint; and crown molding. A field measure is also necessary.

Expect a floor plan and drawings showing how your cabinets will look straight on with complete measurements (also known as shop drawings). You’ll need to approve these before production can start.

Best practice: Narrow down the wood species and general style of the cabinets early on so that the biggest decisions are out of the way. Knowing the lead time from the cabinet shop is critical, and it doesn’t hurt to add an extra week to that to make sure your cabinets will arrive in time.

3. Plumbing fixtures. All of today’s retail and online plumbing fixture stores make it seem like getting plumbing fixtures in time for an installation is easy. It often is, but some fixtures and manufacturers have factory lead times and limited availability.

Shower valves and bathtubs are the two elements you usually need for a plumbing rough-in. The rough-in could happen the first week of a bathroom remodel or a couple of months into a larger project. The rest of the fixtures can come late, but selecting these two ahead of time will make it easier to get the rough plumbing in correctly. If you’re using stone or another solid-surface counter that has an undermount sink, you’ll need to have the sink and faucet onsite during the template process.

Best practice: Don’t wait until the bitter end to choose your plumbing fixtures. If you do, at least one is bound to not show up when you need it, or to come with an exorbitant cost for overnight delivery.

4. Tile. When you select tile, you have to consider more than just aesthetics. You also need to make sure that the material you select has all the pieces necessary for installation (bullnose, pencil liner etc). Consult your architect and the tile setter if you’re not sure what you need. Still, sometimes the tile that arrives isn’t quite right. On one of our recent bath projects, one of the selected tiles was switched for another material because the colors of the delivered tile were not as expected. The dimensions and colors may not exactly match the sample you saw in the showroom, particularly with natural stone and slate. But even factory-made tile can vary from one lot to another.

Best practice: Try to get a sample from your local tile supplier’s warehouse to make sure the stock that will be delivered is what you expect.

5. Flooring. The thickness of a flooring material affects many things, including the rough carpentry work that happens at the start of a project. If you want your floors to “plane out” (not have transitions up or down), making a definitive flooring decision is critical.

Many flooring materials, like wood and Marmoleum, have a lead time for arrival. Then these materials need to acclimate and adjust to the ambient temperature and humidity in the house. If flooring is installed without acclimating, it can expand or contract, causing gaps or bulging in the flooring. Usually four to five days are enough, but some products need two weeks of acclimation.

Carpeting can go in without acclimating at the very end of the project. However, interior millwork is installed in different ways, and there are different orders depending on whether you choose carpeting or some other flooring material.

Best practice: Choose your flooring before your project starts so that your contractor can make the surfaces plane out, and so that lead and acclimation times are not an issue.

10 Home Projects That Need a Pro?

If you are working on a DIY remodel, deciding whether to call in a specialty contractor to perform a specific task comes down to several areas you’ll need to consider:

Skill. Do you have the necessary skills to build a sound structure, and do it safely?

Scale. Is the size of the project one that you can handle in a reasonable amount of time?

Cost. When factoring in the value of your own time, can the project be completed for less cost by a professional? Do you have the tools you need?

Aesthetics. Can you finish the project attractively enough that you’re not sacrificing resale value? Would a rough grout joint or wallpaper seam bother you?

1. Structural elements. Beams, footers, headers etc. — these are the unglamorous and often hidden parts of a home that are critical to its long-term stability and safety. Don’t take chances with structural components. Everything should be drawn or approved by an engineer, whose specifications should be followed to the letter.

2. Electrical. Here’s another one where safety and skill intersect. Poor wiring can be a safety hazard — just because you were able to wire something up and it worked, doesn’t mean you haven’t created a safety hazard. If you aren’t confident you have the knowledge to perform the needed work and assess the implications of your work on the rest of the circuit and panel, call in a professional.

3. Roofing. Here’s a good example of a project where even if you feel you have the skills to perform the task safely and properly, you may not be able to complete the project in a short enough period of time to avoid exposing your home to damage from rain. If you can’t get your roofing project done in a couple days, don’t start it. Even professionals can underestimate the time a project will take to complete, so you may want to double your estimate.

4. Plumbing. A clogged drain line and a faucet that needs to be replaced are tasks that you know you can complete. Before you do either yourself, though, think about the true cost.

What is your time worth? Do you have the tools? If you end up renting a drain snake from the home center that doesn’t work when you get it home, and you need to make another trip before you even clear the drain, you may lose much of a precious Saturday.

5. Insulation. Certain types of insulation, such as spray foam, should be left to the professionals. Many people assume that installing batt insulation like fiberglass is an easy project, but there is a lot of room for error here. If you leave gaps you can create spots that draw heat and moisture into your walls — a bad combination. Even if you do the job well, it’s messy work. Plus, insulation contractors get a much better deal on the material costs than you would, offsetting the labor savings of a DIY project.

6. Carpentry. Even if you have the skills to complete the project, professional carpenters will have the tools and experience to get the job done quickly. If you are trying to complete the project on a part-time basis, remember to factor in setup and cleanup time. Working a full day is often much more efficient than an hour here and there.

7. Masonry. This is one that bridges all four factors — if there is a structural component to the masonry project (and there usually is), safety is a concern. The scale of projects involving stone, brick and concrete can be deceiving. Make sure you know what you’re getting into. Wrestling a heavy stone into place and making it look good takes years to master. When you factor in all of this, the cost of paying for good work can be a bargain.

8. Wallpaper. There isn’t much room for error here. You have to get it right the first time. You’re drawing attention to the wall by dressing it up, so it had better look good. You wouldn’t pay an arm and a leg for a beautiful fabric and then make a sloppy-looking dress, so don’t buy a gorgeous paper and put it up with misaligned seams and bad corners.

9. Tile. The pace of tile installation is slower than that of wallpaper, and there is a lot of contemplation that goes into a good tile installation. If you aren’t experienced, you may discover something you should have thought about when it’s too late. You also want to prep correctly. Tiles are all different and require different approaches to installation. Your DIY tile floor may look good when it’s done, but can you be sure it will hold up and not crack in a year or two? If you are confident about that, go for it. If not, call a professional.

10. Painting. I know, it sounds ridiculous — if you can’t paint, what DIY project can you do? Keep in mind, I’m not here to stop you from painting your own house. Just consider that a good, lasting paint job takes a lot of prep work. Sometimes this can involve wall repair, scraping paint (which can be a health risk if it’s lead paint), priming and caulking over old finishes with various products. Depending on what you’re working with, you may need someone with more experience to help.

How to Install a New Tile Floor

A fresh, new floor is one of the most popular ways to update a bathroom. In fact, floors are among the top three features to upgrade during a master bathroom remodel, with about 91 percent of renovating homeowners making an improvement to this area, according to Houzz research. But what’s involved? And can you do it yourself?

For some homeowners, laying tile that you’ll walk on for years to come can elicit a great sense of pride. Others may find the process a bit overwhelming. Read on to determine whether you’d like to tackle this yourself or hire a pro.

Project basics: Installing tile involves stripping the floor down to the substrate, installing a backer board or underlayment, adhering the tile to the floor and grouting it. Depending on the material, sometimes a sealer is needed to protect the material from stains or damage.

It’s a good project for you if: You have the ability to lift 50 pounds, can work on your knees without trouble and don’t have back issues, says Chris Harper, general contractor and partner at Harper Construction in Charleston, South Carolina. You also need to be able to follow directions and have a decent amount of patience. “It’s simple,” Harper says. “But simple does not equal easy.”

Things to consider: Before you decide whether to DIY or hire a contractor, think about the pattern you want to install. Is it basic and fairly straight? Then you might be just fine trying your hand at a little tile-laying. Going for something more complex, with angles or curves involved? You might want to leave the headache to a professional. The idea here is to match your skill level, DIY confidence and tolerance for imperfections to the task. Some creative people find no tile challenge is too great. Others who are certain they’ll be annoyed by off-kilter or irregular grout lines may want to enlist the help of a pro.

Another thing to consider is the condition of your subfloor. Chris Chumbley, vice president of USI Design & Remodeling in Southlake, Texas, says that on the concrete slabs common in his area, you must be sure the floor is properly prepped and cleaned and any spiderweb cracks addressed before tiles go down. Also, “you want to make sure your floors are laid level,” Chumbley adds. If assessing these conditions is beyond your DIY depth, even after reading up on the process or watching a host of YouTube videos, you may want to call a professional.

“The bigger the tile, the more challenging,” says Joe Smith, general contractor at Owings Brothers Contracting in Eldersburg, Maryland. A larger tile is more likely to show imperfections since a 2-foot tile may bow over an unlevel subfloor, while a 1-inch tile would climb right over the floor’s curves.

“Natural tiles cost more to install because you have to clean and seal them before you set them,” Smith says. “Glass and marble cost more because you have to prep [them] correctly.”

As you consider various tile options, also think about how well the type of material wears and how hard your family is going to be on it. Porcelain tiles wear “like steel,” Chumbley says, but limestone is more delicate.

Who to hire: A reputable tile setter or a general contractor who will oversee a tile specialist.

Basic steps: Decide what type of tile you want to install. You can get ideas in tile showrooms, magazines and photos and tile product shots on Houzz.

Next, consider the steps that will be involved, from demolition of the existing floors to any work that may need to be done to prep them for new tile installation. Leveling the floors and assessing any substrate issues is likely to be the most technical part of this project. Harper recommends consulting a general contractor who will “look at the structure of the subfloor and at all the angles to make sure what’s getting done is appropriate and will last for a long time.”

How: It’s critical that you don’t install tile on old layers of linoleum, Harper says. Remove any old flooring and get down to the substrate. Needed repairs or leveling of the bare substrate come next.

Once the subfloor is ready, the next basic step is installing cement backer board or an uncoupling membrane. Both materials serve as the underlayer to the tile floor and help prevent cracks.

Joints should be staggered, not all lined up in a row, to make the floor more stable. “Once it’s all down, it’s a smart thing to go back and check everything and make sure all of those boards are secure by walking across and checking and making sure you have screwed things to the floor appropriately,” Harper says.

Next, mark out the tile layout. “Don’t start with the tile against one wall and go across the room,” Chumbley says. It’s better to start from the center of the room and work your way out. The layout of the tile is typically marked in chalk. The width and color of the grout are part of the aesthetics. The tile layer can use spacers to keep the tiles evenly apart as the pattern progresses.

Finally, the tile may be set with mortar. Different types of tiles need different types of mortars or adhesives, so DIYers will need to research this and not grab the first can of mortar on the hardware store shelf. Typically, you need to let the mortared tile set for a day before grouting it. But there are some fast-dry adhesives that, if appropriate for the type of tile you are using, can speed up the process.

Once the tile is set, it’s time to apply the grout. You should take care to choose a grout that works with your particular material. “Glass can get scratched with grout,” Smith says. “There’s different grout for floors and shower walls.”

Cost range: Labor, which varies greatly by region, may be charged by the square foot ($3.50 to $9) or the job ($300 to $600 per day for tile layers). The tile itself can cost $4 to $125 per square foot, and you also will need backer board or membrane, mortar and grout.

Typical project length:Three days, especially if demolition is involved. Cement board and mortar usually need a day each to set.

Permit: Often not required, but check with your local building department.

Best time to do this project: Since it’s indoors, any time of year is fine.

How to get started: Assess what your room needs and whether you will DIY. If not, find a good tile person.

Your Go-To Guide for Painting Your Home’s Exterior

There’s nothing like a fresh paint job to punch up a house’s curb appeal. And hiring a professional to do it is the best way to get a superior result — and save you the headache of ladders, repairs and other hassles.

Why: Whether your house is wood-frame or shingle, stucco or brick, you’ll get knowledge, accuracy and efficiency by hiring a professional.

Whom to hire: Many painters do both interior and exterior projects. A painting contractor should be licensed and insured. You should obtain a written contract with details about the work to be done. Review the contract to make sure it’s clear which parts of your house’s exterior are to be painted, how long the project will take and how the contractor will be paid.

 

Cost: A cost estimate should include all labor and materials. Additional detail work, such as painting intricate trim or repairing surface imperfections as part of the preparation work, will usually increase the cost due to the extra time required.

Costs vary by region, size of the project and amount of detail work. Jeff Dupont, of Sound Painting Solutions in Seattle, says a typical range for his medium- to large-size exterior projects (a 1,200- to 1,700- square-foot house is his medium size) is $9,000 to $12,000. Dupont says his contracts have a warranty that includes any touchups needed due to their workmanship or material defects.

 

How long the project will take: Prepping and painting a house’s exterior usually takes several days, depending on the size of the house. Dupont says if only minimal prep work is needed, a single-story home will take two to three days, and a two-story house two to four days.

First steps: Many painters visit the site for a free initial consultation to talk about the scope of the project, including giving an estimate of how much it will cost and how long it will take to complete. Benjamin Moore recommends walking each potential contractor around the house, outlining which areas will be painted (siding, trim, window frames, porches, doors).

 

During the project: After repairing holes and cracks in stucco surfaces and using wood filler to fix frame siding, the contractor will apply a primer. Two coats of latex paint are almost always used, but in some areas, such as the Northwest, an oil-based paint might be applied to tannin-rich cedar or redwood exteriors, to better seal the wood and prevent the tannin from bleeding through the primer, Dupont says. In areas where stucco, masonry and brick homes are prevalent, a durable latex acrylic elastomeric paint might be used — it stretches if cracks form underneath.

Before painting begins, homeowners should remove patio furniture, potted plants and other outdoor accessories in the work area. In general, painters usually remove items like hose holders and mailboxes and replace them when done. Mari Hensley, of Kennedy Painting in St. Louis, says her company asks homeowners to take any fabric cushions on patio furniture inside during the project to prevent damage.

 

Color considerations: Some painters provide color swatches and consultation, while others expect homeowners to research color combinations on their own. Hensley says samples can be applied to surfaces upon a homeowner’s request. Most large paint companies have online exterior color guides.

Things to consider: A reputable professional should have all the necessary supplies, so a homeowner is not expected to provide anything. If your house was built before 1978 and lead paint is suspected, be sure your painter is certified by the Environmental Protection Agency to handle lead. Even exteriors require certain procedures if lead is detected.

Best time to do this project: Summer is the most popular time of year for painting exteriors in regions with cold, wet winters. Even in mild-weather regions, spring and summer are best for tackling exterior paint jobs. Dupont says April to October is prime time for painting exteriors in the Northwest.

12 Sanity Savers to Get You Through Your Home Remodel

It’s easy to get excited about a home project at the beginning, when the work seems theoretical and you hear yourself saying things like, “Oh, we could just knock all of these walls out, no problem!” Then reality sets in. The workers you hired go AWOL, your budget is blown and you can’t find your good shoes under the pile of scrap wood and duct tape. It’s time to take a deep breath and make a plan. Read on to find a dozen ways to stay sane while you are creating your dream home, no matter how long it takes.

1. Have a plan A … and a plan B and C too. Even when you set what seem like perfectly reasonable goals, things have a way of coming up unexpectedly to bump your project completion date further and further back. Having a back-up plan (or two) is key.

I find it helps immensely to think of your goal in three parts. There is the ideal goal — if everything went right and there were no snafus, this is what you would want done by a certain date. Then there is your plan B, where you pare down your list to the essentials. To make a plan C, pick just one thing that if you got done would still make you feel somewhat accomplished.

2. Take “before” photos. In fact, take lots of photos throughout the process. When you feel motivation beginning to falter, take a look at pictures from early on in the process to remind yourself just how far you have come.

3. Start a blog. Just like many diet and exercise programs recommend sharing your plans with supportive friends and family members, I advocate starting a blog as a way of holding yourself accountable during the renovation process. After a rough day, when nothing went as planned, at least you can vent your frustrations in a blog post and get kind words of support in return from readers all over the world.

 

They did it: Sherry and John started their blog Young House Love while they were fixing up their first home, and it became a wildly popular and award-winning site that attracts many visitors each day. Realistically, most of us won’t become the next Young House Love, but starting a blog can still be a worthwhile project and documentation of your home progress.

 

4. Focus on making it livable first. This may sound obvious, but it is all too easy at the beginning of a project to take on too much. By saving some of the cosmetic changes (like decorative tilework) for later and choosing to focus on essentials (like plumbing) now, you will make your life much easier.

5. Schedule your renovation in stages. During an extensive renovation, be smart about the order you work on things if you are staying in the house at the same time. Work to finish bedrooms and a bathroom first, so you can have a comfortable area to live in while other changes are going on.

 

6. Set one small, attainable goal each week. Tasks like putting up new house numbers, ordering something you need online, or patching holes in a wall do not take very long, yet being able to cross something off your list — and see visible improvement— will help keep you motivated.

7. Help the pros by doing your job: Be decisive. Yes, contractors, architects and designers can sometimes go beyond the original schedule, but each time you change your mind or put off key decisions, know that the process will take that much longer. The best thing you can do to speed progress is to maintain a clear vision of what you want and communicate it clearly to all of those involved in the project.

 

8. Stay busy during downtime. It is inevitable that there will be times it seems that nothing is happening. Whether due to a tight budget, workers vanishing midproject or simply a stretch of bad weather, it is important to keep your spirits up when work stalls out.

Try keeping a list of simple tasks that you can do anytime. Then, when you start feeling antsy, pull out your list and get to work. Cleaning, organizing, decluttering and doing small repairs are all good places to start.

9. Pitch in and do some work yourself. Even if you’ve hired pros to do the bulk of your renovation, consider taking on a small DIY project of your own. Using your own hands to pitch in and improve your home can be incredibly satisfying.

 

10. Make your bedroom a refuge. Even if outside your door is quite literally a disaster area, having a calm, relaxing spot to rest and recharge can do wonders for your spirit.

11. Use your outdoor space. If the weather is good and your project is taking place indoors, setting up a comfortable outdoor living space is a wonderful way to get away from the noise and chaos of the renovation. I’ve heard of people setting up full outdoor kitchens to use while the indoor kitchen is being remodeled, and I think it’s a wonderful idea.

12. Remind yourself why you are doing this … Clicking through your inspiration photos is a great way to get juiced up about your project all over again. … and know when to get out of town. Of course there are times when it’s best to admit it’s time for a break. When the entire house in in utter disarray, taking a spontaneous weekend getaway can be just what the doctor ordered.
